KIRKLAND LAKE NON PROFIT HOUSING CORPORATION REQUIRES A PERMANENT FULL-TIME MAINTENANCE REPAIR PERSON/SUPERVISOR Reporting to the Property Manager, Responsibilities include, but are not limited to: •Performing minor maintenance repairs (may involve plumbing, carpentry or electrical work) •Plan, schedule and supervise day to day work assignments and staff ; issue maintenance requisitions and work orders; coordinate contractors for all work required to prepare units for occupancy •Ensure compliance to Health & Safety Standards & Regulations and maintain up-to-date Material Safety Data Sheets •Maintain and update Fire and Emergency Response and Evacuation Plans as required by the Ontario Fire Code Legislation. •Develop & implement effective preventative maintenance programs and inventory control programs, including policy & procedure documents. •Inspect and document work of contractors and resolving performance problems when necessary; prepare, administer and monitor all tender & service contracts •Prepare annual capital work budget coinciding with Building Condition Assessment and monitor expenditures against budget; coordinating and supervise capital work projects •Inspecting and testing of fire and fire safety systems and ensuring the general security of projects •Complete work within established deadlines, current operating budget and meeting expectations in terms of both the quantity and quality of work performed. •Maintain key system for housing units •Other duties as required or assigned Qualification and Experience: •Post-secondary education in a Maintenance or Trade Program or its equivalent •Minimum 5 years related experience in the field of maintenance, property management and or general contracting or construction. •Knowledge of the Occupational Health & Safety Act, Ontario Building Code, Ontario Fire Code, Local ByLaws, Construction Liens Act, and other Codes, Standards, Legislation and Acts are essential. •Knowledge of Building Construction and Maintenance Practices are essential •Proven independent decision-making ability which includes sound judgment and the ability to problem solve and determine cost effective solutions •Proven negotiation, project management and contract management skills •Computer Proficiency (including Microsoft Office Applications) •Knowledge and experience relating to budgeting as well as tendering processes and procedures. •Ability to read drawings & specifications, estimate costs & schedule work in an efficient manner •Excellent organizational & interpersonal skills, communication (written & verbal); must be tactful & confidential Other Conditions of Employment •Ability and willingness to work flexible hours and overtime, as required •Candidate must reside in Kirkland Lake •Candidate must have a valid Class "G" Driver's License and a reliable vehicle •The successful candidate must provide a current criminal reference check upon receiving offer of employment. •Upon being granted an interview, candidates will provide (3) references Qualified candidates are invited to submit their resume and cover letter by 4:00 pm on Monday, August 17th to: Jane Lomanno, Property Manager Kirkland Lake Non Profit Housing Corporation Suite 104 - 30 Second Street Kirkland Lake, On P2N 1R1 Fax # 1-866-568-8842 Email: klnph@ntl.sympatico.ca We would like to thank all applicants for their interest; however, only those selected for an interview will be contacted.
